I sold my house 9 th April and still not exchanged lies and fibs from estate agent and buyers and all solicitors was told 3 weeks ago were going to exchange end June , now more excuses am I unreasonable to pull out as its 3 months and 12 days the property is worth considerably more 8% ! Have just found out the search isn't done yet and the mortgage is not in place :(

What, specifically, are the 'excuses'? I presume you mean your buyers mortgage isn't in place.

They had a survey that was all good and got a morgage , then a private survey which slated thehouse as it was built 1860 and doesn't have laminate floors and perfect walls and upvc windows and doors
They then went away on holiday and for the last month have been impossible to get hold of through estate agent

I hate guzzumping and wouldn't dream of it six weeks in but 14 weeks !
They now saying probably won't be in place to exchange first week August !
I'd threaten to put it back on the market. You'll be surprised what effect this will have.
Is this registered land? If it isn't, then it could be that searches and consequent enquiries take quite a while; I once saw the sale of farmer's field which took 7 months, though the buyer had the cash all through . But it does sound as though your potential buyer hasn't got the cash yet
What does your solicitor recommend that you do?

It's a terrace in north london
Don't think they've been entirely open with you. Subject to what your solicitor advises, I'd tell them that they've two weeks to exchange or the property will be sold elsewhere
