Does anyone know if this comes into force only after contracts have been signed? Our seller knocked fifty grand off the price of his house and lo and behold when we got the fixtures and fitting list, many things that were down on the estate agents description are now marked as "negotiable". The agent is trying to smooth things over but remarked that if we'd moved in and then found they'd taken things they weren't supposed to, that's when the PMA would come into effect but I'm not so sure. Has anyone any ideas? Thanks.

However the Property Misdescription Act 1991 is due to be repealed this year and your protection will be the Consumer Protection from Unfair Trading Regulations 2008.
