Spotted Calathea

I have a Royal Picta of the Calathea family that easily sprouts new shoots but soon as the leaf open fully it forms round brown spots, the leaf curl back up and eventually withers - I do not over water and used the right fertilizer. any idea what it is and how to cure it?

How large are the spots? Could it be insect damage, or red spider mite....

The size are the spot are about the size a US dime, the tips start turning brown but the are not crispy nor moist just brown
