I live in a block of leasehold flats, I am a lessee of one of the flats. My question is this;- at the front entrance to the block there is a rockery and a boundary wall adjoining the street. The wall badly needs repair, is this the responsibility of the lessees or the freeholder? Thanks.

please excuse spelling errors!
Unless it states on your Tenancy Agreement that you are responsible, the onus falls on the Freeholder to repair the wall

Many thanks redman41, I will check and find out
Your lease will probably specify (it certainly should), which party is responsible. However, the norm is that the costs of maintaining the common parts (which would probably include the boundary wall) are part of the service charge - so the lessees pay through that.
