Boiler Installation Cert

Im buying a house but have gound out seller has no installation certificate as his corgi registered friend fit it in 2009, he has produced copies of gas safety checks for each year since. My solicitor is demanding an installation certificate though, but if there isn't one how can he produce one. Surely this is not a reason to pull out of sale??

It'll probably turn out to be a reason for reducing the sale price by whatever the cost is, to you, of belatedly obtaining an installation certificate.

How would i obtain a certificate though, as the boiler is 5 years old? If theres a safety cert would this not be sufficient?

Then the seller should reduce the price to the tune of having a new boiler installed. He should have done it right in the first place.

Surely it was done right as the safety checks would have picked any faults up? I dont think they would reduce the price any more but i can try. I heard the vendor could get indemnity insurance?

Solicitors know very little in these cases, Jay. He's simply covering himself.

It's a nonsense to insist on an original installation certificate. The installer may even have died.

Simply arrange for a new inspection by any GasSafe guy. That will tell you everything needed for safety and legality.

Your solicitor should be acting FOR YOU. It's up to you to decide whether the certificate is required for you to go ahead. I think The Builder offers reasonable advice.

Thanks. The vendor has supplied a copy of recent gas safety cert which was done 6 month back so sol is ok with that. The sellers sols seem to have answered all their enquiries now so im hoping all is good and we can move to an exchange date. Does anyone know when the seller should sign the tr1 form and do i have to sign it. Im not selling a property.
