Commercial Premises - Electrical Certificates
Not sure if this is the most relevant Topic to post in but here goes.
Can anyone tell me whose responsibility it is to have an IEE certificate in place for a commercial property, and how often it has to be done.
From the research work that I've done so far, it looks as if the responsibility sits with the landlord, but a further search shows that the responsibility could be "passed down" to the tenant contained in the terms of the lease.
Hope someone can provide me with a simple answer - thanks.

For more on marking an answer as the "Best Answer", please visit our FAQ.Generally......when you take out the lease the landlord will issue an Electrical Installation Condition Report.During the lease term you will be responsible for any subsequent inspections/tests.At the end of the lease you will be required to finance any dilapidation works (sometimes to include the costs of any reversion works)and you will need to provide a condition report.The interval will depend on the type of business (generally 3/5 years)...but always at change of tenant.You need to check your terms of lease.
