What things do you have to leave when you move house - I know about light bulbs but what about curtain hooks?

You can take whatever you like provided this is made clear to the buyer BEFORE completion.

There should be a check list of everything that makes it clear which items will be removed.

If the curtains are going to be left, it is usually taken to mean they will still be hanging on the rail or track.

One time when I moved house to Chepstow, the people I bought from took EVERYTHING . . . curtain rails, lightbulbs AND ceiling roses, toilet roll holders, and can you believe this (I kid you not) even the TV AERIAL off the roof!


I wouldn't mind, but the house they moved to was the house of a kitchen firm manager and was a total showhouse! Everything of the very best quality, so what on earth did they do with all the stuff they took from our house?! Oh, I'm forgetting - they DID leave all their filthy,flea ridden carpets behind - nice, eh?

I've always left light bulbs but taken my curtain hooks (well, they are attached to the curtains) but left the curtain rails/poles.

The rule is - if it's attatched, it stays.


That means built-in wardrobes, kitchen units, and so on.


Everything else is open to negotiation between the buyer and seller.

You will be asked by your solicitor to complete a Fixtures, Fittings and Contents form stating what you are leaving and what you are taking. You can take from the house what you wish providing you make clear to your buyer what you are and what you arent taking. If you change your mind at any time before exchange, you must tell your buyer or ask your solicitor to tell your buyers solicitor as the contents form does form part of the contract.

When I bought a house in Leicester the previous owners had taken all the cutain rails and light bulbs from all the rooms. We had to go out and buy rails before we could go to bed!!!


What they did leave was a lot of dirt and some very dangerous electic fittings.


Make sure you have it in writing with your solicitor just what is to be left behind
