Building work and fitted kitchen

We have had a quote for building work on the house.

The builder is knocking a wall through, bricking a door up, replacing an internal door, removing dado rail, removing coving (then replacing) and replastering the ceiling and walls.

He is also fitting a kitchen, spotlights, all electrical work, tiling of walls and floor and all plumbing work. He is also removing the old kitchen and providing skips etc.

The total cost of this would be �3590.


We will probably spend a further �5000 on a kitchen with appliances

Me and DH think this is a reasonable price, not forgetting we have to pay for the kitchen also - and it will take about two weeks to do.

We have had a few other quotes - but not from someone who will project manage the whole job IYSWIM. One quote we had was for supplying and fitting the kitchen with tiling and electrics, this was going to cost �10,500.

There's a huge variation in the quality (and hence the cost) of kitchen units, so its difficult to comment. Also spotlights vary in cost and quality. You are probably getting about 18 man days of work included in this, which sounds about right. Be aware that electrical installation work in kitchens (and bathrooms) now come under Building Regulations, and your builder MUST either use an electrician who is registered for Part P Building Regs, or you must apply for BR approval for this aspect of the work (and hence have it inspected through Building Control).
