If conker trees grow from conkers,why is it that new trees do not grow around the base of the original tree where the conkers fall?

It is believed that the parent plant either releases a chemical or has some sort of blue print inserted into the seed to stop it germinating anywhere near it. If the seeds germinated,, they young plants would compete for water, nutrients ad eventually light and space with it's mother.

Clever things are plants 
Because squirrels take the conkers and bury them somewhere else
