Husband or Lover?

I need some advice please. I am married to a man who is 20 years older than me and now in very poor health and is a semi invalid. I have met and fallen in love with a lovely man who is the same age as myself & I hope that this relationship will last for the rest of my life. My husband is aware of the situation and allows me to see my boyfriend as much as I want to and I contine to look after him as before. I have been lonely for the last ten years and am now beginning to enjoy life again. Am I being unfair to my husband or should I enjoy life on the basis that we only have one life which is too short to have regrets?
