Lots of working people get LHA, whether you get a mortgage depends on how much you want to borrow and what your repayments were compared to your wages Elley, LHA doesn't come into it really.

You seem a bit confused Elley. LHA is local hosing allowance, it's the amount that the local councils set for rent they will pay. If you are working and living in a high rent area on a lowish wage you might get LHA or housing benefit. If you moved to a cheaper area to buy, your mortgage application would be assessed on what you earn and your ability to repay. You can't count LHA as income and they won't pay your mortgage for you if you do buy.

if you have so little money that you are netitled to housing benefit, i think you'd struggle to get a mortgage. Bear in mind you wouldn't be able to count the HB as income in order to get a mortgage - what other income do you have?
But we don't know what your income is or how much you want to borrow.

Housing benefit pays the rent it does not count as income, so can not be taken into account for a mortgage.

No, it's a common scenario. Good luck with the house. Mortgages are often actually cheaper than renting.

No ..mortgage application will look at your earned income and ability to pay...not if you have been on benefit in the past !
