It's a document transferring property without monetary compensation. Also called gift deed.

A Deed of Gift document can be used, for example, to transfer assets from one spouse to another, e.g.
I gift half of [.] to my spouse in order to formally recognise that they have contributed to the home in other than monetary terms.
Where no money changes hands, a deed of gift is an economical way of effecting the transfer. Indeed, if the home is currently in one name only, then whoever owns it should make a gift of half of it to the other spouse. If you are using a deed of gift you will also need a tenancy-in-common declaration to show how the property is now split.
