How much commission do Beresfords charge if you sell your rental property to the tenant? Thank you x

I think you should ask Beresford's that. Their rates can change.

I gogled it and came up with 2% which I think is very fair

I'm not convinced that you should be paying any commission at all.  Your contract with Beresford's, to manage the property on your behalf, should be entirely separate to any contract to try to sell the property for you.  Unless there's a specific provision within the management contract, relating to its early termination on the grounds that you'll be selling up, I can't see why you can't simply terminate the management contract and then sell directly to the tenant (without any involvement whatsoever from Beresford's or from any other estate agency). 

I can no reason why you'd need the services of an estate agent to sell the property anyway.  (I've sold two houses but I've never used an estate agent).

My tenant has been in there years...but I'm sure there was something in the contract about a commission/fee as "they found" the tenant.... but thank you x
