Selling a house in the US

We are British and live in the UK but have a rental home in the US. It was bought as an investment and yes, we knew that the actual rentals weren't going to make us millionaires. However, because of the recession here in England and the threat of redundancies in both mine and OH's jobs (tho hopefully it won't come to that). We have had to make the decision to try and sell the house in the US now, before we need to.
Silly question - certainly one we didn't think we'd need to ask for a few years yet - but where do I start? I appreciate the housing market isn't that great either in the US but we thought if we put it up for sale now we might be able to sell it by the time we have to (if that makes sense!)

It is definitely not a great time to be selling in some US States - mostly those that have experienced the most unsustainable rises in the recent past - so Nevada and parts of Florida would be included, for example. Much depends on where your property is - bit like the UK really.
I don't believe that hardly anyone sells without using a 'realtor agent' - and commissions are much larger than in the UK.
