Verbal Agreement....is it binding??

My daughter made a verbal agreement to take a room-share for her final year at uni. This was this past weekend. She paid part of the deposit,with the remainder to be paid this coming weekend.
The landlady has just called her-asking to give the deposit back,as the current tenant cannot find a new place. does my daughter have any recourse.......is the verbal agreement and exchange of money binding in any way??

If it is binding (it probably is) but the landlady decides not to honour it any recourse through the courts will take months. In practical terms she'd be better off looking for somewhere else.
