How much roughly does it cost to get a new toilet and sink a 2-bed house downstairs where there was none before? It's just a toilet with the new witha door that'll be put in. Any ideaas about the likely cost will be much appreciated.

I meant, its just a toilet and the sink that'll be put in a room cut out of the kitchen and a door will be made through the sitting room.The kitchen is next to the sitting room. How much more do you also think it will raise the value of the property?
