Hi, had a check yesterday on my flat roofed apartment. The overall rating was D but would be C if I had proof my roof was insulated. The guy who came said he couldn't access the roof gave it an assumed very poor rating. Over the years the residents have kept a tight grip of maintenance on the roof paying thousands to have it totally renewed every 8/10 years and checked each 3 years. Never been a problem. So how can someone make it out it is in a poor rate of health without evidence. He says I need to provide evidence of insulation. Apart from going on or under the roof not sure how I can do this. Main gripe is how he can justify his rating when HE has no knowledge of how we have kept on top of the maintenance.

is it insulated?
if so, provide the evidence, if not, that is why. No matter how well maintained the roof is, if it's not insulated it will lower your EPC
You say the residents have kept a tight grip on Maintenence. Go to the Residents Association and ask for a copy of the last work done on the rooves then send a copy to this 'Guy'. As a matter of interest why were you getting a certificate? are you selling? if so then paperwork on maintenance can be sent to the buyers solicitors.
