Please can anyone tell me, if a property is advertised 'For sale by auction (subject to conditions and prior sale)', what does this mean exactly? Does it mean they might accept an offer on it before it goes to auction?

Yes - the seller is reserving the right to withdraw the property from sale because it has been sold privately.
