My house has been on the market for four weeks, it is on with the best agent ( adverts in papers/ mags/ internet) We have had two viewings and one offer �8.000 below the full asking price which was regected, has the market come to a standstill??? ( It is a two bed midterrace in Huntley on the market for �14995.00) Any answers welcome.
Assuming that you mean �149,950, have you looked at other houses for sale in the area you live - are they selling quickly? Is your house realistically priced?
They are selling pretty quick round here but it obviously may differ depending where you are. I admit that I have absolutely no idea where Huntley is..
my sons house has been on the market for 9wks, with only 2 viewings and not any follow up never mind an offer. its a starter house mid terrace with one bedroom for �107k
the agents claim that the market is flooded with 4 beds before HIPS but surely these are part of the chain that requires first time buyers to kickstart it.
its in nice condition and we two viewings this weekend, one each with 2 agents.heres hoping for some progress
Thanks for all your replys, Huntley is a small village between Ross on wye Herefordshire and Gloucester, there are only four two beds in the area, mine being one of them, I know there are bigger houses selling, but surely the chain has to start somewhere???, will just have to sit tight and wait.!!!
July and August are very often slow times for the house market as most folk are too busy with holidays and the school kids at home and it usualy kicks in again come September. One of my properties has been on the market for three months now with only 6 veiwings and no offers !!! It is no longer a sellers market and has evened out now as potential buyers feel they can barter now as the market has started to slow down a bit. Most sales hardley get the asking price now, not like the last couple of years and is quite normal to be around 10% below the asking price. It all depends how soon you need to sell or if you are willing to hold out for a better offer that may or may not come as the house prices level out and interest rates continue to rise.
I live in Wiltshire and 2 beds in that price range are going really fast at the moment.
I reckon this is because people can't afford the next stage up which is 190 to 200K 3 bed properties or don't want to gamble with the mortgage rates carrying on going up.
Will the buyer need to spend money to modernise it?
My partners 1 bed has been on the market since Feb. At first for 115k then we dropped to 113k recently. we had 13 viewings and 3 stupid offers (100k the lowest, 106 the highest). Finally accepted 109 2 weeks ago. It does need some modernising and our problem is that the boiler is in the bedroom which looks awful and would cost at least 1k to move.
4 weeks is nothing. As long as your house is priced similarly to the other 2 beds and is nice and airy and non-cluttered inside I would just sit back and wait.
Had 50 viewings (mostly done by yours truly) on my house and everyone couldn't understand what the hell was taking so long. 1st agent sent only 3 bods in as many weeks. Engaged another so they marketed in tandem. Eventually sold to buyer from 1st agent and paid �2k more fees because it wasn't sole agent anymore. Happy days. Whole thing took from May 06 to Feb 07. Hope I haven't depressed you. I know I was extreme but look on the bad side and if you sell quick its a bonus. Its not called the most stressful thing for nothing.
I know it seems obvious, but have you had a look at what similar properties are going for in your area (not necessarily your village, but the wider region)? maybe your asking price is a bit high?

I agree with most of the comments, and did wonder if school holidays/ interest rates had any effect ???
Have sourced several websites and think it is reasonably priced for the area, will sit tight for a bit before reducing the price as I am moving in with my partner so the house has no onward chain, which I thought may attract more interest??, keep the answers coming!!
Just sold ours moving in three days I put it all down to luck the right person at the right time that sort of thing over 20 viewers in 3 months very frustrating as we lost the house we really wanted but are moving into one we like just as much.Good Luck I,m sure it will happen for you eventually.
ask your estate agent for feedback from any buyer's they are giving your house's details to. they may let you know anything which may be putting people off.
Four weeks, you haven't even started yet!! It took me almost a year to sell my house which was in a very nice area etc.etc.In May this year it finally sold BUT because it had taken so long I made the mistake of rushing this house through and it has been the biggest mistake I have ever made. I have spent the last 2 month's trying to get the place clean.All the carpets have tp be replaced where they smell.Kitchen had to go..all this because of the dirt which was cleverly hidden when I viewed. Its very frustrating when your property takes a long time to sell but DONT RUSH into the next one.I now have to perhaps give this one year before it goes on the market again.I cant live here even though I am replacing everything.I am just not happy all because I rushed.
