Have a house to sell in Ruyton XI towns need advice with a really good estate agent

As you can see from my previous posts i am trying (with difficulty) to sell my house as i am no longer working in the Shropshire area. The house has been on the market for nearly two years with the price being slowly reduced. We have been with two different estate agencts, both I feel have not been very productive, i have had to make suggestions about open house and mentioning 'no chain'. Please, please, please can anyone suggest a good estate agent in Shropshire and / or any good way that could help sell this house. A very frustrated Minnie :-(

I am a lettings agent but obviously work in an estate agents.
You have to believe that the market is very difficult at the moment...really it is.
I know customers are chopping and changing estate agents all the time in our area, as they don't want to accept the reality. The thing is, everyone thinks their house is special and they remember how desperate they were to buy it originally and they think it must be something the estate agent is doing or not doing.
Obviously, the agent must do what is required...if you are not happy with that aspect, then move it on but you will find the same story at all estate agents. If your house is on Rightmove, then everyone can see it, study it and view it if they like the look of it...regardless of the agent it is with.

If the house has been on the market for nearly two years, with few viewings, and you have slowly been reducing it, what you have done is follow the market down. That is exactly what you should not do. Any house in whatever location and whatever condition will sell if the price is right. Instead of following the market down you should jump ahead, grit your teeth and reduce it to a price to sell, as advised by your estate agent. That is if you really really want to sell it.
