Leaking garage
Have a problem with the side of the garage which borders the next door with water seeping in when it rains. Any help with a solution would be appreciated.
Is there any sealant which would work.
Next door garden is higher but there is a foot wide ditch between the edge of their garden and our garage but it is always wet

I had a similar problem a couple of years back.
What I did to solve it was, go down to the DIY store and buy a repair kit consisting of a reel of flashing tape and a can of bitumen sealant.
Ensure surfaces are clean and free of dust etc.
Mine was a felt roof b t w.
Ask your neighbour if you can take a more detailed look at the area in case the soil is above the DPC level or maybe there is a leak from the guttering.
I'm assuming that the damp is coming in horizontally from the ditch... through your wall?

I'm afraid that sealants will only address the symptoms, not the cause.
The ditch may need clearing. Even so, the ditch should be drained. Perhaps it never has been. There should be a permanent land drain to take any ditchwater safely away.
