How long should you leave your home at current asking price before making a reduction. Home has been on the market for 3 weeks. Thanks for replies

Mine has been on for 3 months,plenty time wasters but no offers.
Ask an estate agent. He will have a good overview of the local market, and he will be able to offer useful advice.
How many viewings have you had?
3 weeks may be too early to tell but it depends. Has there been any interest? Any viewings with feedback? Did you set the price at the upper end of expectations?

Have it on market for 325000.good location thinking about reducing to 315000.any suggestions please.
Depends on the property movement in the area and the type of property. Have a flick through Rightmove for similar properties in your area. Beware that some agents will advise you to lower your price too soon so they can make a quick profit. Three weeks would be far too soon where I live. This time of year isn't the best time to get a quick sale.
It also depends on how quickly you want to leave. Do you have anything else lined up to buy? If you are prepared to wait, hang on and you may get someone who wants it desperately- eg to move near to family or a school, and will pay the asking price.

It's my fathers home.he died in November. My brother and I are selling the property. We both have homes. Want the best price we can get.
Have you done the normal things of DE cluttering and a spring clean?

Yes done decluttering and spring clean. Very tidy just needs a buyer that is interested.
Are you happy it's been well described and advertised?

Is the price too high for the street, are others selling?

Does it present well with 'kerb appeal'?

If it is costing you little to maintain and keep ticking over then hang on a while.

Things won't pick up now until the beginning of march on the property front. Don't be too hasty to drop the price -most potential buyers offer at least 10% less than asking price for their initial offer . A drop in asking price hints at desperation - hold on for a few months yet. ( I'm a retired estate agent/property valuer)
It seems too soon...both to reduce the price and early in the year to have it on the market. Too soon after Christmas. I seem to remember hearing that early spring...March and April...was the best time.
Far too early to reduce the price.
Agree wait till Easter time when most serious buyers will be looking.
Have you even got the Grant yet? You can't sell until you get that anyway. But agree it's too soon.

Barmaid asked have I got the grant yet.does she mean has probate been sorted. The answer is no will take 3 months.
