Loft conversions

I'm looking into get the loft of my two bedroom flat converted (subject to planning permission/building regs etc). Has anyone had their trussed roof converted who could give me an idea of the cost? This is so I have some 'comparisons' before I get companies round to provide me with quotes. I would be looking to have an ensuite bedroom, total dimensions approx 14' x 14'. I appreciate people may not want to give out their financial info, so even if you can just say '(significantly) more/less than �20k' will be a help.

It depends on thestructural system and condition of your roof and the hidden extras extend as far as having the doors on the lower floor fireproof to a specific standard. Then there's the position of your drains and water supply to consider and whether you need dormer windows or not. You can also lose quite a lot of existing space installing stairs. There is no substitute for getting a number of specialists in to give you quotes. Mine cost around �8k but that was nearly 15 years ago. Having said that it meant that I was able to separate brothers who shared a bedroom and fought for hours at bed time. It was worth every penny and has increased the value of the house. BTW If your flat is leasehold you will need to check the terms of your lease.

I realised after I posted my question that there are really too many variables (e.g. whether I would need a dormer or mansard conversion, rather than a more straightforward velux) to be considered for anyone to be able to provide specific answers. I'll take your advice and get some quotes from the professionals.
