Where is the Inventory?

My son recently took over rented accommodation, an almost new flat in very good condition - apart from some scratches on the wall. He hasn't yet received the inventory from the agent. Any reasons why?? When he eventually gets it, he will sign on the inventory that the wall has been damaged, but should the agent have checked the property when the last tenants left?

Yes all properties should be checked when a tenant moves out because any damage left should be noted, as the agent has to deduct the damages from the tenants deposit as apposed to giving them the full deposit back.

The agents maybe just slow with the paperwork, but I would stress to them that you need it to check if it is correct due to the damage.

When you receive it I would write everything down in full even small anmounts of moult - which in new properties can be a big problem as it can spread very badly. Also include any cracks - as they can get bigger (therefore not really your fault) and general wear and tear which is very important such as wear on carpets and walls. This is always allowed but should be noted down because if the wear gets worse with time and turns to damage you do not want to be respossible for all of it.

I found my recent inventory had no detail on the damages or items that were missing since the last owners moved out and items that were left behind. I added all this and took a few copies for myself as proof and also to help me know what is theirs and mine when I come to move out.
