Cost of a conservatory..?

HI there,
I'm interested in getting a conservatory added to my house - 3m x 3m. Does anyone know a rough idea of what I can expect to pay for it to be supplied and fitted. In particular I'm after the Edwardian style (nice square room) with te dwarf brick wall etc.
Also wondering - as a price comparison, if it's worth buying on "off the shelf" as it's a standard size, and employing a builder to come a erect it.
Any advise please...?

Base work should include floor screeding, at least 2 double electric sockets, light switch and wall plastering.
The con price should include two double or sliding doors and internal window boards. If you have single doors then that is obviously a bit cheaper. The price quoted above for base work assumes no hidden drains or moving of flues or stink pipes.
The Con may seem expensive but if you have a good roof then that costs about �1500 (included in price)
Off the shelf conservatories are cheaper but as with all things you get what you pay for. Also the base work must be fairly accurate or your off the shelf con wont fit the base work correctly.
We do not order the con until the base work is finished. We then survey and order con so if there are some in accuracies this can be taken care of.
Shop around but try and stay clear of the Nationals.

Thanks for the responses - the price doesn't seem to be much less than for an extension!
I think if I go ahead I'll heed the advice and get one from a company who can erect it all too. I'd hate to do something wrong and waste my hard earned money!

Hi Further to Kwicky, Agree totally. At the very least you should have either Bronze or Opal Triple Wall PolyCarbonate sheeting. Ideally Anti Sun Glass is best but that will put the price of the roof up by nearly �1,000.
The only real advantage of a glass roof is the decrease in sound when it is raining. Also if you go for a glass roof dont get conned into buying the self cleaning glass. Expensive and not really worth the extra money. Al
The price I quoted for the roof is top of range, either Ultra Frame, Global or K2. These will use the better polycarb.
