Cordyline Australis

I have a Cordyline Australis which has reached a height of 3.5 metres and is in its' 7th year. My question is are the roots surface bearing or will they reach down and maybe damage drains? As my Northcutts gardening book says they reach a height of 1.8 metres max ( the garden centre says 10 metres) I planted it out 3 years ago.
