I found extention limit without PP for semi detach - 70 cubic meter and for Mid Terrace - 50 cubic meter. Can anyone tell me the size in feet so that I know exact area i.e. 10 x 10 feet / 12 x 12 feet.

Q3: Building Regulations are entirely different from Planning Permission and you will always need BR approval for this sort of extension. BR is to make sure that you construct the Works in a strong, safe, hygenic and insulated manner. It involves either submitting detailed drawings of the way the construction will be done, or applying for a Building Notice, when the inspector will physically come around at key stages to see what has been done. The cost is around �300. There is no need to waste money on agents - unless you mean to do drawings - builders you use will be used to working with Building Control.

I'm surprised that Buildersmate didn't pick you up on this, but you are referring to the old permitted development rights for householders. The rules changed in October 2008 and rear extensions are no longer calculated by volume, but by a set of 'impact based' assessmend based on height, depth etc. Details can be found here:
