It doesn't matter whether there is still a mortgage but obviously the lender has an interest in how the new 'owner' will finance the mortgage if there is one. Go back to the legal person who arranged your settlement in the first place. If there was no legal person then, presumably, you have no settlement at all. Get help, go see a solictor!
U need to do this through a solicitor by what is called a "transfer of equity". If there is a mortgage on the property in your joint names then you will need the Bank/Building Societys authority for your name to be removed off the title deeds and the mortgage to be transferred in to her sole name. If she has already paid you money for your share of the house but your name is still on the deeds and mortgage then you need to act quickly as by law you are still responsible for the property and any loans/mortgages secured over it. Best advice is - get proper legal advice.
