House sale
Does anyone know if; after signing with an Estate Agent to sell your house with, Sole Agent with all selling rights", and they are not advertising your property very well, like 'country wide on several websites, but only in their own little shop window and the local paper'! Can we advertise privatetly on websites, and if we find a buyer,do we have to put the sale through the agent, or can they claim a full agency fee even if they had nothing to do with the sale? Anyone had this problem and how did you solve it? Rosydoro.

Anyway to answer your question, yes you can sell it yourself but in all probability the agent will claim that it sold as a result of thier activities. In order to disprove this you would have to get your buyer to back you up by saying that they purchased entirely on response to your own advertising and probably saying it in writing. In practise the buyer would not want to get involved in a dispute of this nature. It's best to let the limit expire and reconsider the options.
