Are there any laws to control Management companies creating ever more surveys at our expense but without our agreement ?

Can you give an example, tamborine, of the sort of survey you are referring to? Thanks
all monies coming out of the management companies account must have the say so of all directors
what sort of surveys? when i had a leasehold flat, the management company used to consult about any work that needed doing.

Maisonettes are approx 60y+ with no committee or directors. A Management co. bills for ground rent & property insurance for 30 maisonettes.

This year there are extra fees for Surveyors report (rebuilding cost) and Health & Safety Risk.

The rebuilding cost survey would almost certainly be needed to ensure the buildings insurance fully covered the costs, so I think would be an acceptable charge.
The H&S assessment is near enough a legal requirement

Its the first time in 15y I've had these extra exes. As for H&S they recommend lockable bins to evade theft.....that pathetic warning cost £25!
