Interested in a house ,but it will take all our savings,the house costs £110.000 has anyone a ball park figure of how much surveyors and solicitors fees would be please? before we go any further,no place to sell.

From house purchase only made 15 months ago: Conveyance cost £295 plus VAT. Land registry fees plus local search fees add about £200 to this figure. Full building survey plus written report £700. Takes surveyor about 1.5 days of work including report production. Cost of house involved was £290k. This is relevant because of professional indemnity...

surveyors depends on what kind of survey you want - £500 max i would have thought, seeing as you are not tied to have a mortgage company survey
conveyancing - £800 - £1000
Take into consideration what type of house you are buying. An older property you may be wise to go for a full survey but a newer house will (or usually) will come with an Nhb certificate that lasts for 10 years. Bednobs is probably about right for a conveyancer (cheaper than a solicitor).

I last paid £750 for a solicitor to search and convey a year or so ago
I didnt get a survey as I had already previously bought next door ....
200 - 500 I think - you pay for what you get

Shop around for legal element, and use a conveyancer, not a solicitor.

thanks to all of you,looks like its slightly higher than I thought but manageable.
It always takes longer than you think. We are currently at 4 months in conveyancing and still waiting for solicitors to exchange. Been told it will be another couple of weeks, but seem to have heard that a couple of times now, and our costs suddenly went up an extra £500 because of a "complication that could not have been anticipated".
