i have a house valued at less than �100,000 with no mortgage. i wish to gift it to my three adult children. i do not, and will not be living in the house after the change, nor will i recieve any benefit. one of my children is at present living in the house. how do i arrange the transfer of the property to there joint names

A quick trip to a solicitor who will draw up a document saying you wish to make the transfer and that when doing so you are "of sound mind and body"
This goes off to the land registry office who will record the new name/s on their records and a copy will be sent to your sons.

Depending on your assets this will not count towards IT providing you survive another seven years after gifting it to them.
