advice re selling my house please

I am about to put my house on the market and just wondered how we pay the solicitor when the sale goes through, do we have to pay up front or does the solicitor take thier fees out of the house sale money? same for the estate agent fees aswell?

From the sale money.
The sale money goes to your solicitor and he pays everybody from it.

cool, so the only fee's I pay up front are for the searches is that right?
What searches? That's up to the buyer to do HIP's finished long ago

i mean for when we find a house to buy sorry, when we have to do the mine searches and surveys etc, I have to pat up front for those dont I?
After your offer on your new house has been accepted
not really because if you are using a solicitor for conveyance on new house seaches will be part off their fee that you pay on completion. If new house buy does'nt go through for any reason you pay solicitor for work they have done
If you use the same solicitor for both sale and purchase then he could take it out of the sale money...

And I said 'he'...how naughty. The solicitor could take his/her fees for both...
If the solicitor has to pay the search provider for any searches as is usual, it is more likely than not they will ask for payment for them before they do them. If you pay by cheque it is normal for them to wait for it to clear first.

As said above, agents and solicitors fees are taken out of the sale money provided there are sufficient monies left over. If not, you would get a completion statement as showing any balance monies you would need to pay to complete.

Unusual in just a sale unless there is (or very close to) negative equity, ie not sufficient monies from the sale proceeds to pay for everything.

The solicitor would then need any additional monies before the transaction is completed.

More usual in the event of a sale and purchase for additional funds to be required.

Haha, I used to find it interesting that the assumption that I was a secretary with me being female was often made by women as well as men.

Would often get calls and be asked if I was my (with them assuming I must be a man as a solicitor) or junior male colleagues' secretaries, letters addressed to me as Mr too.

I remember going to a client's wedding reception with two male colleagues, we were introduced to the groom who greeted my colleagues then asked me which one of them I was with...he got a serious elbow off the bride!

I always have a good sense of humour about it though.
My daughter has just put her house on the market, and has had to have an Energy survey, and the cost of this, plus having the floor plans drawn up, ie £102, has had to be paid upfront. This amount was paid to the estate agent.
Is energy survey required to sell a house these days? (is it the only part of HIPs that got carried over) 10 yrs since I sold / bought. Floor plan is just part of estate agents marketing as would photo's and description etc, which would be included as part of their commission and I would not expect to pay for it
My daughter was told that the Energy Rating had to be announced within a month of the house going on sale, and it would be put on the house particulars.+++++++++++++++++++++++++++++++++

The solicitor takes his fee out of the sale money. The solicitor will pay the estate agent, and any other fees due, before you get what's left. Ask your solicitor for a breakdown of fees when he starts.
By the way I got my solicitor from local yellow pages. Ask around for the best price, they do vary.

to jamesnan, i have just had to pay for the energy thing it only cost £78 that was paid when i signed the estate agent contract, the house went on the market 2hrs later and i havnt had anyone round to do the energy survey thingy yet, hip packs are no longer required when selling anymore.
