Can't find the Lease

My son is buying his first flat, it has share of freehold. But the solicitor says that the seller can't find the lease. Can we get a copy of this lease, and is there also a document for share of freehold? I am wondering now if the flat does belong to the seller . Would there be a problem if we can't get hold of a copy of the original lease ?
