i dont drive so dont dislike traffic wardens, but i am looking for a new property, and i do dislike estate agents. EG " needs a coat of paint " thats o k but they forget to mention the quagmire in the back garden which smells of raw sewage, do they, ie estate agents sleep well at night ?

If there job is to sell the property then they are doing a good job by keeping any bad things hidden

according to my best mate who lived with an EA for 4 years they sleep very well, often having lie-ins on their days off.

Oh and they snore as well!

i think they earn 1% commision on every sale.......... thats not a bad mark up as the average house is over �140,000 in this area.

saying that, as i do a lot of work for these people on there letting side they offer i can confirm they are probably some of the most ruthless people out there?

As 4get says, they are employed and paid by the vendor not the house hunters.

Just look at the area the house is in and see if the house is in the right price bracket. If it looks cheap, it'll be for a reason so don't bother to look at it!

I peaked too early in life, I have actually had an estate agent tell me he felt like ' I had violated him!!!' pmsl then and now at the memory. Buy the worst house in the best road, is an adage that has always served us well. Everything is fixable for a price beat the selling price down- especially if no one else is likely to offer against you.

It's their job. I'm a hit man and kill for a living. People ask me how I sleep at night? It's my job I have to do it. To be honest I don't take my work home with me, so I sleep very well with no guilt at all.
