Velux loft conversion Birmingham
Hi, I live in a 4 bedroom, semi detached house in the West Midlands. I want to convert the loft into a room with two velux windows. It will be used as an attic/storage room but I want it fully converted into a proper room with radiator, lighting, wall sockets etc, plus proper stairs leading up to it. Loft has never been touched before. Dont know the dimensions of the loft but the house dimensions are from front of house to back of house 10.74m/423 inches and going across its 5.35m/211 inches.
The house is about 15/17 years old. How much would one expect to pay for a loft conversion like this in Birmingham.
Any help appreciated.

Depends on what the roof construction is and how much it has to be altered. Are you aware that you will need plans drawing up and submitting for building regulations approval. I appreciate your calling it a store room but with a rad, sockets, lighting etc it's not really, is it. I would estimate £15,000.00 to £20,000.
You do need Buildings Regs approval for this. And you will only meet the Regs if the floor is properly supported with floor joists and every door on the route down the landings and hall to the exit is converted to a 30 minute fire door.
Failure to bother with doing this is likely to result in an enforcement notice if Building Regs find out and/or the house being unsaleable when you eventually wish to sell (because no-one will buy it).
Nevertheless the cost CAS mentions sounds about right.
