Re-wire

Can anyone give me a ballpark idea of cost of a full re-wire for a mid-60's 4 bed, three reception plus garage detached house. I am in Stockport, South Manchester. It's traditional build, floorboards, void under the floor (but not big enough to crawl under)easy access to loft, which isn't boarded, and not full of junk. Carpets down in most rooms, laminate in living room and hall (which I want to stay down). We are going to be redecorating most of the house, so the making good doesn't need to be A+, as it can be sorted in the redecoration. I don't want anything daft, just straightforward average number of sockets in each room, light switches, central ceiling lights, a couple of wall lights (existing), and some PIR security lighting front and back. All internal wiring hidden in the walls/floor. Don't need new consumer unit, it was replaced in 2005. I've had a couple of quotes, but am scared of cowboys having watched too many 'Rogue Trader' type programmes. Many thanks in advance.

you might have to lift the some of the laminate, although carpets normally go down again ok, I take it it's not full of furniture? because if there is loads of stuff to move about it will cost more,

Are you sure it needs rewiring? why not just have it upgraded, earthing etc, as long as it was wired in pvc with copper conductors I doubt there is anything wrong with the existing, so if you just want more sockets installed have an extra couple of circuits put in, good luck, Ray

Many thanks Raysparx1. A lot of the wiring in the house has been done by the previous owner personally. It was picked up at survey, and even to a layman like me, I've never seen so many junction boxes and sockets spurred off other sockets. Wall lights are powered off the plugs circuit, conservatory is lit by extension leads, most of it is flex. Sockets regularly spark when putting in plugs etc. I've been quoted �4200, but that's apparently his 'worst case' scenario, and assumes him doing it without lifting any of the laminate. I agree with Ray, However have it done to the 17th edition regs(applicable in a few weeks) This will cost you a distribution board upgrade as well but should be within the 3.5k

check with your local council. if you are getting some benefits you may be eligible for a grant. the council will have a list of approved contractors.
even if you can't have a grant, the council is a good place to go for a chat. the building inspectors may give you on off the record advice. they always want work done properly so will guide you what you should look out for.
