What, if anything, is in this for Ukraine? It all seems a bit one-sided to me.

I find it hard to believe Zelensky has just rolled over and I strongly suspect most of the press are exitedly using Trumps hyperbole for their own means as they too are not privvy to the detail.
Just have to wait and see.
Just guessing here but I suspect final details still to be discussed. It ain't signed until it's signed.
As for what Ukraine gets out of it, well when in a weak poitions some unscrupulous types take advantage of you. I understand the money passed to Ukraine wasn't aid like the military equipment was, but was a separate loan, and the portion of it that the US contributed gives Trump leverage. He's calling for specific paybacks as soon as possible rather than allowing the party presently at war to get things settled and then discuss a fair repayment system.
The US seems to place emphasis of their ability to use tech and experience to get the Ukraine economy booming (in the US's favour of course). It seems keeping out of a conflict and finding ways to benefit from other's difficulties being in it, proves a good way to enrich oneself and become more powerful.
I guess we'll have to see what pans out.
It's better that the rare earths stay in the West, because if the US doesn't get some form of control of them, they'll sure as hell go somehow or other to China, who now has the monopoly of the world's minerals in Africa and elsewhere.
Most of Trump's motivation - Geenland, Panama etc. is all about the burgeoning Chinese ambition for world domination.
What is in it for Ukraine? US interest actually in Ukrainian territory, which in itself is security from Russian aggression. Investment and employment for Ukrainians. It's a win-win. Option B is doing what Biden did, pour money into Ukraine for nothing, Russia continues its war against Ukraine. Lose-lose.
