Gas Boiler Recommendation Needed

Hi,
I need a recommendation for a cheap gas boiler or combi boiler. It needs to be cheap as it is for a rental property that we will be selling within a year so nothing fancy really.
It is for a two bed house for hot water and radiators.

Have a look here cassa. You didn't specify whether it was to be wall or floor mounted. I would advise you to speak with a qualified heating engineer, as there are regs that need considering regarding emission levels (condensing boilers etc), and regs which appertain to rental properties in particular.

It is wall mounted in the kitchen with a flu outlet.
The people that did the gas safe certificate for me yesterday have quoted £1790 plus vat.
Considering the tenants shafted me for £5k in rent I don't have that much available for a boiler, just bare minimum.
Anyway why is the labour more than the cost of the probuct? Specialised tradesmen I suppose lol and while I think of it how come the cost of the boiler (or any product I am paying for via invoice) includes vat but I also pay vat again when the invoice comes?

You can get some supply and fit quotes here cassa. All gas safe registered engineers. It may you some leverage with your existing engineers to negotiate a price reduction.
