I am a student nurse with an offer of employment from October 2006 worth 19,000 pa. My wife is already qualified and earns 22,000 pa. We are immigrants with indefinite leave to remain in the UK (permanent residence).

We would like to obtain a mortgage but we have debts of around 25,000 between us. My credit has had recent defaults and arrears and I've done some arrangements.

I have been in a irregular job for the past few years earning under 8,000 pa.

Is it possible to obtain a mortgage that would clear off our debts as well? We really need to start afresh but cannot see ourselves paying off our debts any sooner from now.

Whilst there are some companies offer loans of over 100% of the value of a property (Northern Rock from memory) these are only available to people with clean credit ratings.

Unfortunately, if you have some recent adverse credit, you will struggle to find a mortgage without a deposit of at least 5%

I have assumed that you have no deposit to put down.
