Used to decorate for a local landlord, spath. Believe me, being a landlord is a lot of hassle unless you use a letting agency. He had over 100 houses on his books and tried to manage the running of them with the help of his mother and his wife. Many a time he would be woken by a phone call at daft o'clock for the most stupid of reasons - strange noises in the house, next door's dog is barking (!!), can you tell me if it's recycling or rubbish this week!!! Coincidentally, the 'strange noises' turned out to be the rads settling down.

Touch wood. Not to my knowledge.We have a spare double bedroom which used to be my sons. As it is rarely used we isolate the radiator. If after a year or so I do a routine bleed before the winter I have found the bleed screw is extremely stiff. The cheaper metal keys just round off internally and that's with little pressure.

If I was a land lord I'd certainly use a letting agency but I would private rent to my friends if they needed a home.
I'd not rent to friends spath. If they turn out to be bad tenants you may have trouble getting paid or getting them out.
Just a thought.
