1. Get Planning Permission (unless under PDR).

2. Get Constructional Drawings.

3. Apply for Building Regulations Approval - commissioning Structural Engineer, if necessary.

4. Send Approved Drawings to (at least 3) Builders and get them to quote - using the drawings ensures that you'll be getting close to 'like for like' quotes.

5. Check credentials of preferred Builder including contacting householders of their last 3 similar projects.

6. Contact neighbours if Party Wall Act is a consideration.

7. Contact your Insurance company to inform them you are having works done.
