My older brother was on deed to house along with my father. There are 3 children . my 2 brothers and me. The house sold in nov1 2006. And he keeps promising us the value divided evenly three ways and nothing has transpired .

Correct me if I am wrong on my understanding of what you have said. In which case there is no obligation on him to pass any of the proceeds on to any of you unless it was specified in the Will for any reason, or unless any of you were dependent on him financially. What was said, were the proceeds promised to you verbally and are you expecting them ??
