i have a bit of a problem and i need some advice. my name is still on the deeds and i want to take my name off it as i am very worried incase he declares himself bankrupt as that may effect me and my new patner, what can i do?

In case WHO declares himself bankrupt?

If there is a mortgage involved, the lenders will only agree to remove one name from a mortgage if they are confident that the other person can afford to pay it on their own.

They won't agree to remove you from the deeds if the other person doesn't qualify for the mortgage in his own name.
