i have a house valued at less than �100,000 with no mortgage. i wish to gift it to my 3 adult children. i do not, and will not live in the house after the trasfer. i also will recieve no financial benefit from the transfer. one of my children live in the house at the moment. how do i transfer the property to thier joint names

There are implications for inheritance, rights and the tenancy of the person who currently lives there. See a solicitor, otherwise it could all go pear shaped.
