Deed of Consent

We are about to exchange contracts on a leasehold flat. The deed of consent between the seller's executors is unforthcoming, the managing agent for the block (who has been very helpful with everything else) says the deed is with the previous managing agent and it is unlikely that we will get it. Is this very important ? We are thinking of renting the property and it is unlikely to be sold at any time in the near future. Should we back out of the deal? We have everything else all in order.

By the way there is no mortgage.

Sorry me again. I meant to say, the position is that the owner of the flat died, probate has gone through and the daughter of the owner is selling the flat through her solicitor (who has been very slow all the way through and not hepful at all). Is it difficult to get a copy of a Deed of Consent if we can't get the original and how long would it take?
