buying a new build property

my conveyancy firm has sent me a quote so i can buy a new build home and the amount is alot more that i expected, so as the builder has already done all the land searches and obviously got permission to build the houses, do i really need to pay for it to be done again, this is a well established builder, so i would expect them to have had all the necessary paperwork and permission and what should i really get done by the convenancy firm

Hi, i'm a conveyancer, your mortgage lender may insist on new up to date searches being carried out on the individual plot. Also with new builds, generally lawyers charge higher fees as they is a lot more work involved and masses of paperwork and deeds to look at.

I'm a planning officer, and believe me when I say that builders more often than not DO NOT have their paperwork in order when they are ready to sell. We have solicitors calling all the time trying to sort out the mess made by the builders - they work much harder on new builds than older properties!
