The kitchen and bathroom are normally considered by buyers to be the most expensive rooms to modify and if it looks like more work will have to be done, it could well hamper your sales. If you have satellite, watch a program called the House Doctor, her advice is very good...also from personal experience, and no offence but make sure that your house does not smell of pets, cooking unless its fresh bread or coffee, and cheap air freshener, 10000 times (and no offence,) lay off the indian and chinese takeaways while you are trying to sell
All the professionals say "get rid of clutter". Hide or bin all your junk, and "depersonalise" the house. Even to the extent of packing it up and putting it into storage.This makes it seem more spacious and appealing. Make it as bland as possible, with only very limited "knick knacks" on show. If you are able, paint it all in neutral colours. As others have said, lose the pets, strong odours and dirt. Fresh, bright, empty and in good order. Consider about spending a few hundred quid on it, with potential returns of thousands!! Good luck.
