I expect to sell my house in the near future with vacant possession. I know who would like to buy it but how do I start without an estate agent. Advice welcome
For a valuation you can look on the Rightmove site which shows you what properties in that area have sold for. If someone wants to buy it at the price you suggest all you need to do is exchange solicitors details, I bought my last house privately.
If you are not sure of the value of the house, you get a surveyor, the would-be buyer gets a surveyor, and all 4 of you meet at the house and come to an agreement on the price. To be sure the deal is legal and watertight, you do need a qualified conveyancer, though. The surveyors should be able to see if there is anything which needs to be put right before the sale.
You will also have to get an energy certificate. My surveyor did mine .
I sold to friends without an estate agent and much easier than previous experiences of dealing with local firms. Found a very good conveyance firm on the web who were very thorough and low cost compared to solicitors. All finance is done electronically and all I had to do was organise giving and taking over the keys....no trailing to solicitors for them while trying to supervise removals.
