My son has a leak in his bathroom. It's behind the plaster board where the shower is above the bath.
It's dripping through floor and causing damage to the ceiling in the downstairs toilet.
The house is only 3 years old and I understand he should be covered by the NHBC insurance.
If he claimed off his house insurance would he be able to claim for the repair as well as the damage, as he would have to damage quite a bit of the wall to get at the repair.
Yes - rectification of the fault, with all that involves, should be covered by his insurance (subject of course to any excess). Depends on the reason for the leak, though, as to whether it's covered. He needs to check the water damage section of his policy document.

Tell his Insurance company and also tell them that as the house is still under the NHBC,his Insurer may well wish to pursue reclaiming any payments that they may make.
Also your son will very likely have a fairly substantial excess which he should seek to try to recover from NHBC.
